Building codes typically allow two roof layers.  Because single-ply material is so light-weight, with the proper preparation, in most cases, we can use it as second layer over the original roof.  When necessary, Delta will remove, dispose of and replace part or all of an old roof. 

If our infrared scan finds most of the roof and insulation dry inside, we can replace only the few saturated areas and install a new single-ply roof over the existing roof. This solution generates less debris, spares our landfills, and eliminates the related labor, trucking and disposal cost for the building owner.

Drainage issues (e.g., drains clogged with leaves) and damage from outside sources (e.g., fallen tree branches or other contractors) are the principal sources of roof leaks.  With quarterly inspections under a preventive maintenance plan, Delta’s technicians can find, forecast, and address small problems before they worsen and threaten the viability of your roof or cause interior water damage and mold.  Early detection avoids major, costly repairs later on.

We’re also readily available to work with your electrical and mechanical contractors, or your plumber, when you’re installing a new HVAC unit, drains, or anything else that passes through the roof.  We’ll make sure everything is sealed tight and avoid potential problems during the next rainy season.

If your roof is new, check your warranty terms.  Most warranties require you to document a regular maintenance program. In the event of a leak, your warranty might not cover resulting water damage if you haven’t adhered to the manufacturer’s maintenance recommendations.

What Are These Roofing Membranes Made Of?


PVC (polyvinyl chloride)
—PVC single-ply membrane roofing is one of the longest-lasting roofing systems currently available.  The first PVC-based systems were installed in Germany and Switzerland in the early 1960s, and they migrated to North America a decade later. PVC is durable, puncture and impact-resistant, and flame-resistant.

EPDM (ethylene propylene diene monomer)
EPDM membrane roofing systems are based on a high-performance synthetic rubber compound that provides outstanding weather resistance.  Durability, design versatility and ease of installation make EPDM a popular roofing choice for new and replacement roofs for office buildings, warehouses, hospitals, schools and more.

TPO (thermoplastic polyolefin)
—Rapidly growing in popularity, TPO single-ply membrane roofs are engineered to provide excellent performance at a cost-effective price. TPO roofing systems resist ultraviolet, ozone and chemical exposure.

MB (modified bitumen)
—European engineers developed modified bitumen membrane roofing in the 1960s, and the material has been used for U.S. roofs since the mid-’70s. MB roofing is asphalt-based, with synthetic materials added to give it plastic- or rubber-like properties.
